Location: 2 East 82nd Street, New York, NY

With ICS Builders serving as General Contractor, the six-story, 7,000-square foot landmark mansion, located at 2 East 82nd Street in New York, underwent an extensive structural redevelopment; expansion, exterior restoration, and interior demolition, renovation, and reconstruction. ICS converted the building into a private middle school. The project received the New York City Landmarks Conservancy 2003 Lucy G. Moses Preservation Award.
The project’s location in the historic and elite neighborhood of Manhattan’s Upper East Side restricted site access and work time. The team was allowed to work only Monday to Friday, 8am to 5pm. In addition, the project manager accommodated the surgery schedule of a plastic surgeon whose office was located near the site. The lack of materials storage space required very detailed and close coordination with subcontractors and vendors.
Replacement of the structural system in an existing landmark structure was a major challenge. Upon delivery, workers moved structural steel elements into the site by hand, through window openings and up through the building, as there was no space on the street to erect a permanent crane. Interior work involved complete demolition, reconstruction, renovation, and new construction or installation of mahogany and decorative plaster finishes, two new stair towers, classrooms, dining and kitchen facilities, offices, a new elevator, and a new MEPS infrastructure.
